What We Help With
The bulk of what we do is selling houses and getting sellers to the closing table without surprises. Inherited and probate houses are a big share too, since a court or a trust controls part of the calendar. Divorce home sales need both owners to sign off on each decision, so we keep the two of you equally informed. If you are buying instead, our home buying help covers the search, writing the offer and the inspection period.

Home Selling
We price the house from real sales, handle disclosures and escrow with you, then check back once it closes so no loose ends are left behind.

Inherited & Probate Houses
Help for executors, trustees and heirs selling an inherited house, from court steps and family questions to a check-in after closing.

Divorce Home Sales
Sell a shared house during a divorce with one agent who keeps both spouses equally informed and checks back once the sale closes.

Home Buying Help
We help you pick a house, write a clean offer, get through inspections and escrow, then check back once closing is done so nothing falls through the cracks.
Why People Work With Us
A sale is a stack of paperwork and a handful of big decisions. We keep both simple, and we do not disappear once escrow closes.
One broker on your file
We have been a licensed real estate broker since 2021. The person you meet is the person who answers your calls, from the first conversation to the final signature.
We call once the sale closes
A few weeks past the closing date, we check in. We point out which papers to keep for taxes, help track down a stray final utility bill, and answer the questions that tend to show up later.
Your costs on paper first
Before you commit, we write out what the sale will likely cost and what you should expect to net. If a number moves during escrow, we tell you why it moved.
Honest talk about repairs
We tell you which fixes are worth the money before you sell and which ones buyers barely notice. Usually the list is shorter than you expected.
Meet where it works for you
Our office, a phone call or a video meeting all work. Heirs who live in another state tend to prefer video, and so do separating owners who would rather talk to us one at a time.

About Our Office
We are a small real estate office working with sellers and buyers around Modesto. We keep the work plain: what is going to happen, what it costs and who handles each piece. Most of our clients have a lot on their plate, from settling a parent's estate to dividing up years of belongings, and they want one person who picks up the phone.
The part we care about most comes once the sale is recorded. Questions about taxes, the final water bill or a letter from the county keep coming for a while. We check in, and we stay easy to reach when something turns up months down the road.

Where We Work
We help sellers and buyers across Modesto, including West Modesto, Bret Harte and Bystrom. We also work in Ceres, Salida, Empire, Riverbank, Ripon, Hughson and Keyes. Because meetings happen at our office or by phone and video, owners who live far away can still sell a property here.

What Shapes the Cost of a Sale
No two sales end with the same bottom line. What you keep depends on the house, the paperwork and the timing. We write down the likely costs early so the closing table holds no shocks.
You get a written estimate of your net proceeds before you sign anything with us. We update it as offers and repair requests come in.
- Commission terms
- Our commission is agreed in writing before the house goes on the market. We explain what it covers, and it is paid out of escrow at closing, not up front.
- Condition and prep
- Paint, a yard cleanup and small fixes can help a house sell, but they cost money before any offer arrives. We help you choose the few that pay off and skip the rest.
- Inspection requests
- Once a buyer's inspector has been through, the buyer may ask for repairs or a credit. Older roofs, tired water heaters and foundation cracks come up often, and how you respond changes your net.
- Closing charges and county tax
- Most California sales carry an escrow charge, a title policy and the county transfer tax. Who covers which piece is open to negotiation, and we show you the split that is typical locally.
- Mortgage payoff and liens
- We request your loan payoff statement early. Any remaining balance, equity line or lien is cleared from the proceeds, so your estimate shows what you will really keep.
- Court or trust steps
- Probate sales can need court approval or added waiting periods. Those steps take time and sometimes money, and we plan for them from the first call.
How a Sale Runs With Us
Here is the usual path, from the first phone call to the follow-up call once you have closed.
- 1
A first phone call
Tell us about the house, who owns it and what needs to happen. We ask about timing, the loan and anything that could slow things down, like an open probate case or a divorce order.
- 2
A planning meeting
At our office or on video, we go over recent nearby sales, a suggested price range and your estimated net. You get the plan in writing and time to think it over.
- 3
Getting it sold
We prepare the disclosures, photograph and market the house, and handle buyer visits and offers. You hear from us on a set schedule, with each offer laid out side by side.
- 4
Escrow to closing
We track the inspection, appraisal and loan deadlines and tell you what each one means. You sign, the funds move and the keys change hands.
- 5
The follow-up
We call a few weeks later. We show you which part of the closing statement matters at tax time, remind you to cancel insurance and utilities if that is still on the list, and answer anything new.
Questions Sellers Ask Us
- How long does it take to sell a house with you?
- It depends on price, condition and the season. Many houses find a buyer within a few weeks, then spend about a month in escrow. Probate and divorce sales can run longer because of court steps or the need for two signatures. We give you a realistic timeline at the planning meeting.
- What will selling cost me?
- The main pieces are our commission, the escrow company's fee, a title policy for the buyer and the tax the county charges when a property changes hands. After the buyer's inspection, you may also agree to fix something or give a credit. Your remaining loan balance comes out of the proceeds at closing too. We put each of these numbers into a written net estimate before you sign with us.
- Do I have to fix everything before I sell?
- No. We walk through the house with you and point out the few things that tend to help, like fresh paint or a tidy yard. Bigger problems can often be handled with a price adjustment or a credit instead. The decision is yours.
- Can I cancel if it is not working out?
- Yes. Up until the house goes under contract, you can end our agreement and walk away. We would rather earn the sale than hold you to paperwork.
- Can an inherited house be sold before probate is finished?
- Sometimes. It depends on how the estate is set up and how much authority the executor or administrator has. We work with your probate attorney so the sale follows the court's steps. We are not attorneys, so legal questions go to them.
- Do I need to come to your office?
- Only if you want to. Plenty of clients handle the whole sale by phone and video, and most documents can be signed electronically. Heirs living out of state sell this way often.
- Can you help me buy my next place too?
- Yes. Our home buying help covers searching, touring, writing the offer and working through the inspection period. If you are selling one house and buying another, we can line up the two timelines so you are not stuck in between.
- What happens once the sale closes?
- We call to check in a few weeks later. We go over the closing statement you will want for taxes, remind you about final utility and insurance changes, and help tie up loose ends. You can still call us with a question months down the road.
