Home Selling Help in Modesto
We help you sell a house on the open market at a fair price. We tell you what to fix and what to leave alone, explain every form, and stay with you through escrow. Once the sale records, we check back and help tie up the loose ends.

What selling with us looks like
Selling a house comes down to a string of small jobs. Set the right price, handle the few repairs that matter, complete the disclosures honestly, then hold the deal together until it records. We do that work beside you and explain each step before it happens.
Meetings happen at our office, or over the phone and on video when that suits your schedule better. We've been a licensed real estate broker since 2021. Most people who reach us want a plain answer and a sale that actually closes.
We don't disappear once the keys change hands. A few weeks past closing we call to confirm the utilities are shut off, the property insurance is canceled and you know which papers to keep for tax time.

What the work includes
- 01
A price based on real sales
We gather sales of comparable houses close by and go over each one with you. You see the numbers behind the price, not just a figure.
- 02
A short, honest prep list
We tell you which repairs pay for themselves and which don't. Often it's paint, yard cleanup and a few small fixes, not a remodel.
- 03
Disclosures done right
California sellers complete several forms, including the Transfer Disclosure Statement and a natural hazard report. We go through them line by line with you on a call or at our office so nothing gets missed.
- 04
Offers explained in plain words
We put offers next to each other: price, loan type, contingencies and closing date. Then you decide.
- 05
Escrow kept on track
We stay in contact with escrow, the lender and the inspector. You hear from us what each deadline means for you before it arrives.
- 06
A check-in once it closes
We call back when the sale has recorded. We help with the last few steps and tell you which documents are worth saving.
Questions about Home Selling?
Call(209) 318-2904When a market sale makes sense
The house is in fair shape
If it's livable and you have a little time, putting it on the open market usually brings more than a quick discount offer.
You're unsure what to repair
Some fixes raise the price. Others just drain your savings. We sort them out with you before you spend anything.
The forms keep piling up
Disclosures, inspection reports and repair requests stack up fast. We take them one at a time and explain what each one asks.
You're buying and selling at once
Lining up two deals takes careful timing. We plan both dates, and our Home Buying Help covers the purchase side.
How a sale runs, start to finish
- 1
First phone call
You tell us about the house, your timeline and what you owe. We tell you honestly whether an open-market sale fits.
- 2
Price and prep
We look at the property, review recent sales and give you a price range with a short prep list. In Modesto summers, a watered yard and a working air conditioner make a real difference to buyers.
- 3
On the market
We take photos, write the description and answer buyer questions. You get regular updates on interest and feedback.
- 4
Offer to closing
We negotiate the offer, then manage inspections, appraisal and repair requests through escrow. California requires strapped water heaters and working smoke and carbon monoxide alarms before closing, and we remind you early.
- 5
The check-back call
We reach out once the sale records. We go over your closing statement and help you finish the last details.
What affects your cost to sell
Your costs come from a few places, and we go over each one in writing before you sign anything. Most of them are set by the sale itself, not by us. Knowing them early means no surprises at the closing table.
- Our commission
- We agree on it up front and put it in writing. It's paid from the sale proceeds at closing.
- Escrow and title fees
- Escrow, title insurance and the county transfer tax are standard seller costs. The amounts depend on the sale price.
- Repairs and buyer credits
- Once the inspection is done, buyers may ask for repairs or a credit. A termite report or roof issue can change the numbers, so we talk through options before you agree to anything.
- Your loan payoff
- What you still owe, plus interest through the closing date, comes out of the proceeds.
Common seller questions
Should I repair everything before the house goes up for sale?
Not usually. Buyers expect some wear, especially on an older house. We name the few things worth doing and tell you which to skip. Anything you leave as it is gets disclosed, and that protects you.
How long does a sale usually take?
It depends on price, condition and the time of year. Escrow alone often runs about a month once you accept an offer. We give you a realistic timeline on the first call.
Do I need to come to your office?
Only if you'd like to. Most of our meetings happen by phone or video, and documents can be signed electronically.
What happens on the follow-up call after closing?
We make sure your utilities are off, your property insurance is canceled once the sale records, and your mail is forwarded. We also point out the closing statement and other papers your tax preparer will want.
Do you work outside Modesto?
Yes. We help sellers in Ceres, Riverbank, Salida, Ripon, Hughson and nearby towns. If the house was inherited, see our Inherited & Probate Houses page, since those sales have extra steps.

Let's look at your sale together
Give us the address and a rough timeline. We'll tell you plainly what it might sell for, what's worth fixing and what the next step is.
