Home Buying Help in Modesto

We help you buy a house without guessing. We go over what you can afford, write an offer that holds up, walk you through inspections and escrow, and keep checking in once you have the keys. Sit down with us at the office, or talk by phone or video.

What we do for buyers

Buying a house in California means a thick stack of forms, a few hard deadlines and a lot of money moving through escrow. We have been a licensed real estate broker since 2021, and our job is to keep you on the right side of every one of those deadlines.

Most of the work happens before you tour anything and once the offer is accepted. We help you set a price range that fits, read the disclosures with you, and line up the inspector, lender and escrow steps so you know what happens each week.

The part most buyers do not expect is what comes after closing. We call to check on you, help you sort the bills that show up in the first year, and point you to the repair items from your inspection that should come first.

What our buying help includes

A written buyer agreement up front

Before we tour houses together, we sign a short written agreement. It spells out what we do for you and how we get paid, so there is nothing to wonder about later.

Price range and lender talk

We sit down and look at what you can comfortably pay each month, not just the top number a lender will approve. We can suggest a few lenders to compare, and you pick.

Offers that hold together

We look at recent sales nearby and write an offer with clear terms, a deposit amount and contingency periods you understand. We explain each box before you sign.

Disclosure and inspection review

California sellers hand over disclosure forms, a natural hazard report and often older inspection reports. We read them with you line by line and help you decide what to ask the seller to fix or credit.

Escrow tracking

We keep a running list of dates for inspection, appraisal and loan approval. You get a heads-up before each one, not once it has passed.

Check-ins once you move in

We call when you have settled in, again before the first property tax bills land, and when the year is up. Each time we go over what needs attention next.

Signs it is time to bring in help

You lost an offer and do not know why
If a seller picked someone else, the price may not have been the reason. Terms, deposit size and contingency length often decide it.
The disclosure packet looks like a foreign language
Seller forms, hazard reports and termite reports use their own shorthand. If you are skimming them, you could miss a roof note or a foundation comment.
You are buying for the first time
First-time buyers often do not know the deadlines exist until one is missed. A missed contingency date can put your deposit at risk.
You are buying after a big life change
If you are buying again following a divorce or the sale of an inherited house, the timing between the two can get tight. We help line them up, and our Divorce Home Sales and Inherited & Probate Houses pages cover the selling side.
You want to look beyond Modesto
Many buyers weigh Modesto against Riverbank, Salida, Ceres or Ripon. We help you compare prices and commute trade-offs without pushing one over another.

How buying with us works

  1. 1

    First conversation

We start with a phone call, a video chat or a visit to our office. Bring your must-haves, the areas you like and a number you are comfortable with. We give you a straight read on what that budget usually gets around here.

  2. 2

    Search and touring

Once the buyer agreement is signed, we tour houses with you and point out what we see. Older ranch houses here often have aging air conditioning, which matters in a valley summer, so we note it.

  3. 3

    Offer and negotiation

We write the offer, send it and handle the back and forth. You make every decision, and we tell you what each counter really changes.

  4. 4

    Escrow to keys

We schedule the inspection, review the report with you, keep the appraisal and loan on track and walk the house with you before closing.

  5. 5

The first year in the house

We check in once you move in and help with the property tax exemption filing for owner-occupied houses, the supplemental tax bill and any repair follow-up from your inspection.

What affects what you pay

We put our pay in writing in the buyer agreement before any touring starts. In some sales the seller pays some or all of it, and in others we build it into the terms of your offer. Lender, escrow and title fees are a separate bucket, and we go through those estimates with you too.

Terms in your buyer agreement
The rate or flat amount we agree on together sets our pay. We go over it at the first meeting so you can decide before committing.
What the seller agrees to cover
Some sellers offer to pay toward the buyer side. When they do, it can lower or cover what you owe us.
Your loan and closing costs
Loan type, down payment and lender fees move your cash to close more than anything else. We help you compare lender estimates side by side.
Repairs and credits
What turns up in inspection can lead to a price cut or a seller credit. A good negotiation here can offset other costs.

Questions buyers ask us

Do I need to sign anything before touring houses?
Yes. California practice now calls for a signed agreement between buyer and agent before any tours. Ours runs a couple of pages, and we read it together. It lists the work we handle for you and the amount or rate we earn.
Should I talk to a lender before calling you?
You do not have to. We can talk through your budget first and suggest lenders to compare. Having a lender's letter in hand does make your offers stronger when you are ready.
What happens if the inspection finds problems?
We read the report with you and sort the items into must-fix, nice-to-fix and normal wear. Then we decide together whether to ask for repairs, a credit, a lower price or to cancel within your contingency period.
Why do you call after closing?
Because the first year brings surprises. A supplemental property tax bill often arrives months later, and the exemption for owner-occupied houses has to be filed. We also remind you of inspection items worth fixing before the summer heat or winter rains.
Do you work with buyers outside Modesto?
Yes. We help people buying in Modesto and the towns close by, such as Ceres, Salida, Riverbank, Hughson and Ripon. You can come sit down with us in person, or we can go over everything on a video call or over the phone, whichever is easier for you.
